Here is a summary of Canmore’s neighbourhoods, to help you choose the home that is perfect for your mountain lifestyle!


DOWNTOWN

Town Centre

  • Enjoy the action of Main Street (8th St) – shops, restaurants, yoga studios, coffee shops, art galleries

  • Apartment style condos, some with ground level retail shops and underground parking. Some single family homes

  • Close to the High School and grocery stores, mountain views in all directions and the ability to walk everywhere

Bow Valley Trail

  • Apartments and condominium opportunities for entry-level properties, north of the railway tracks

  • Easy walking to downtown, close to restaurants, amenities and transit

  • Accommodation complexes with heated pools, hot tubs and fitness rooms

South Canmore

  • East of Main Street this neighbourhood is right next to downtown Canmore & many shops, restaurants, yoga studios, coffee shops, art galleries, hiking and biking trails, with the Bow River right next door

  • Nearby are Centennial Park and Riverside Park as well as Lawrence Grassi Middle school and the Roundhouse Preschool

  • This area has town homes, duplexes, small miner’s homes and new luxurious single family homes. Land includes R1, R2 and R4 lots.

Larch

  • A quiet area west of Lions Park with a mix of manufactured homes and older homes, as well as newer single family homes

  • Friendly cul-de-sacs back onto the town’s trail system, the Canmore Golf & Curling Club and the Bow River

Lions Park

  • A quiet neighbourhood, west of downtown Canmore and beside the Bow River, single family homes ranging in age from the early 1960’s to new

  • Close to Lions Park, outdoor tennis courts and a large playground, mountain views and beautiful river walking trails

Spring Creek Mountain Village

  • Situated between Policeman’s Creek and Spring Creek, this new development has modern mountain style condos and town homes with high quality construction – all close to downtown

  • Beautiful mountain views on both sides of the valley

  • Zonings from Residential to Tourist Home

Teepee Town

  • Located between the Bow Valley Trail and Highway 1 with a mix of properties ranging from older single family homes, to duplexes and some redevelopment opportunities with lots zoned for R4

  • Close to the Canmore Hospital, the many shops and restaurants on the Bow Valley Trail, grocery stores, Elevation Place and the Shops of Canmore

NORTH SIDE 

Benchlands

  • A newer area with lots of sun, beautiful large single family homes and townhomes above town, looking across the valley to Ha Ling Peak & Rundle Ridge

  • Easy access to Cougar Creek and Montane walking, hiking and mountain biking trails.

  • Close to a few local restaurants and Fergie’s Convenience store in Cougar Creek

Cougar Creek and Riverstone

  • On the sunny side of the valley, single family homes on smaller lots and zoning that allows for legal suites

  • Lower price per square foot and may be appealing to first time home buyers

  • Elk Run Park and a baseball diamond, daycare, a dog park, shops and trails

Silvertip

  • Situated on the North side of the valley beside Silvertip Golf Course, with sweeping views of the mountains

  • Luxurious single family homes over 3,000 sq ft, with some duplexes, large townhomes and apartment-style condos

  • Some lots are available for those wishing to build their mountain dream home

  • The golf course is moments away and many hiking and mountain biking trails are close by

Canyon Ridge

  • West of Cougar Creek and on the shoulder of Grotto mountain with large single family homes, apartment-style condos and duplexes, and legal suite opportunities built from the early 80’s and 2000’s

  • Lots of sun, fantastic views of Three Sisters and Ha Ling Peak, and easy access to the biking and hiking trails

  • Close to the amenities of Cougar Creek and Elk Run Boulevard, Elizabeth Rummel School, the soccer field & outdoor hockey rink

Eagle Terrace

  • Built after 1999, newer modern townhomes and large single family homes, a great family neighbourhood located high on the North side of the valley

  • Close to the soccer field, playground, toboggan hill, hiking and biking trails with lots of sunshine and walking distance to Elizabeth Rummel School

  • Easy access to a few restaurants and Fergie’s Convenience store in Cougar Creek 

Glacier Drive

  • Townhouse condominiums & manufactured homes offering great value per square footage

  • Lots of sunlight and mountain views 

  • Playing fields, dog park, daycare and local businesses are close by

Palliser

  • A great area for first time home buyers with a newer apartment-style condominium complex and apartment rentals

  • Mountain views in all direction with lots of sunlight, quick access to the highway, downtown and transit

  • Fitness centre, function rooms for owners to use, underground parking and outside, a playground and access to the trail system around town


SOUTH SIDE 

Carey / Homesteads

  • One of Canmore’s most sought after neighbourhoods, within walking distance to Town Centre and Quarry Lake

  • With views of Ha Ling Peak, Three Sisters and the Bow River below this peaceful area

  • Wide streets, private lots and plenty of natural landscaping with large single family homes, duplexes and townhomes

Hospital Hill

  • A quiet neighbourhood located to the South of the Bow River and close to downtown, the Canmore Nordic Centre and Quarry Lake 

  • Newer and older single family homes, duplexes and townhomes, with a lot of redevelopment in the last few years 

Peaks of Grassi

  • A great family neighbourhood on the shoulder of Ha Ling Peak built in the1990’s, with townhomes and more densely populated single family homes on smaller lots

  • Many homes have legal suites offering revenue generating opportunities for long-term tenants

  • Close to Quarry Lake, the off-leash dog park and Highline trail

Quarry Pines

  • West of Peaks of Grassi, a neighbourhood of single family mountain homes and large half duplexes

  • Many homes have legal suites so can take advantage of rental income

  • Incredible views of the north side of the valley and plenty of forest trails close by

Rundleview

  • Bordering the Canmore Nordic Centre this area was developed in the 1980’s to late 90’s and is compromised of mostly single family homes and townhomes surrounded by mature green space. 

  • Amazing views of Ha Ling Peak and the Rundle Range along with very close access to the Nordic Centre and walking distance to Town 

Prospect

  • Beside the Bow River, larger, newer luxury homes and incredible views of Grotto and Lady MacDonald mountains. 

  • Single road access to this community keeps it peaceful and quiet 

  • You can walk or bike to downtown Canmore on a winding paved path through the forest and close to the Bow River

Three Sisters Mountain Village

  • This large area of town stretches from the exclusive gated community of Cairns Landing along the Parkway to the eastern border of the Stewart Creek Golf Course

  • Apartment style condos, town homes and beautiful mountain style single family homes with most zoning residential, and some areas allowing legal suites. 

  • The paved Town Trail make walking and biking easy to the Catholic and Francophone Schools, as well as the Disc Golf Course and the shops and café at Dyrgas Gate

  • Land in this area is expected to see more growth and development in the future
